The Apartments at Carroll Place is a proposed mixed-use, luxury rental development located at 1890 Maple Avenue in downtown Evanston IL. The site is currently improved with a vacant 4-story office building. The development is adjacent to the Church / Maple Street and Greenbay Road commercial shopping districts and is within easy walking distance to restaurants, cinemas, the Northwestern University campus, as well as mass transit stations. The principal north/south thoroughfares are Maple Street, Greenbay Road and Ridge Avenue. The principal east/west streets are Emerson, University and Church Streets.

The Apartments Planned Development zoning (“PD”) allows for the construction of 177 luxury rental units currently configured as studio, 1 and 2 bedroom units. This configuration is flexible and can be changed to meet market conditions or other specialized uses. Each apartment will feature stainless steel appliances, hard surface counter tops, 42” cabinetry, hardwood flooring, individual HVAC systems, baths with whirlpool or soaking tubs, balconies, in-unit laundry connections, pre-wired internet access and other luxury appointments. Building amenities will include a 24-hour doorman, fitness center with a year round exercise pool, sun / garden roof decks, resident storage areas and other upscale appointments. The Apartments will be served by a 294-car indoor garage. The current PD also allows for 20,000 s.f. of divisible ground floor commercial space, which can be decreased as warranted.

Other Development Opportunities – The vacant parcel located at 1881 Oak Street has a PD that permits the construction of an 18-story residential building containing 165 units. If combined with the adjacent 1890 Maple site, the total area of this parcel would be 69,348 s.f. and affords a 342 unit residential development opportunity. This combined site is the largest undeveloped land parcel in downtown Evanston. Both sites are owned by affiliates of Carroll Properties, Inc. Robert C.
